Evidence of market strength...


Montage Deer Valley

The highest priced listing pended anywhere in the local market this year is a condo....   Not a home!   So, why would you pay $8m for a condo?   (list price $10m, with 20% discount)  When you could get an incredible free standing home for a lot less?

Well, if you like the best of the best, five star service and cuisine, spa, bowling alley, and a tuxedoed butler to help dust off and click on your skis at the door....  the Montage may be your cup of tea.    And the $16 cheeseburger is out of this world!   (I mean, after all, you'll pay $11 for a burger at the Empire Lodge next door, and you have to carry your own tray)

 No, the Montage residences are not all 10m... that was the 5000sf four bedroom penthouse.  The rest start at $2m.  I won't describe the Montage here, but here's the site... http://www.montagedeervalley.com/   Know that it is pretty special, and that there are already 14 of the residences either pended or sold!   If you can afford the very best, this seems to be pretty trendy!

Park Meadows

The Park  Meadows residential areas have shown very strong upper end sales.  In the last 18 months, there were 34 homes either pended or closed with list prices over $1m!   (The highest sold for 4.3m!)   By comparison, there were only 22 in the 18 month period prior to that, for a 50% increase in that category!  Some very attractive homes and good buys still exist in areas such as Eagle Pointe, Risner Ridge, Meadows Estates, and Fairway Hills.
